A phased refurbishment of a multi-storey office building, upgrading common parts, services and floorplates to modern letting standard while tenants continued to trade in the building.
We managed design coordination, trade procurement and site delivery, keeping noise, dust and deliveries within agreed windows.
The challenge
Occupied floors, a single service core and a lettings programme that required completed floors to be released in sequence.
Our solution
Floor-by-floor phasing with protected access routes, out-of-hours noisy works and a rolling handover process so space could be marketed while works continued above.
